The RICS Homebuyer report is a mid-level survey, suitable for conventional properties that are in a reasonable condition. All readily accessible parts of the building will be inspected and their condition reported upon. It does not go into the same detail as the RICS Building Survey but will flag up any issues that need to be addressed prior to completion and is sufficient for most properties.

The RICS Homebuyer report is arranged in a standard, easy to read format and utilises a clear traffic light system to highlight issues:

Condition rating 1

No repair is currently needed. The property must be maintained in the normal way

Condition rating 2

Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.

Condition rating 3

Defects that are serious and/or need to be repaired, replaced or investigated urgently.

A Homebuyer report from Nest Chartered Surveyors also includes clear annotated pictures of any significant issues or defects.

The Homebuyer report will flag any significant issues that you should be aware of prior to purchase but does not describe in detail how to fix them. The report is available both with and without a market valuation and reinstatement cost, depending on your requirements.
