The RICS Building Survey is the most detailed level of survey offered by the RICS. It is presented in clear format, similar to the Homebuyer report, but goes into greater detail about the construction of the property and how to rectify any defects – cost estimates can also be added where agreed and deemed appropriate.

The RICS building survey uses the same traffic light system to highlight any issues:

Condition rating 1

No repair is currently needed. The property must be maintained in the normal way

Condition rating 2

Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.

Condition rating 3

Defects that are serious and/or need to be repaired, replaced or investigated urgently.

Like the Homebuyer report, annotated pictures are included throughout. However, as the RICS Building Survey is more detailed survey, these are greater in number.

Our RICS Building Surveys also include inspection with a thermal imaging camera. This aids us with defect diagnosis and helps identify otherwise unseen issues such as missing or defective insulation, excess heat-loss and condensation as well as hidden construction elements. Pictures taken with the thermal imaging camera are also included in the report where necessary.

A market valuation & reinstatement cost assessment are not included in a Building Survey as standard but we are able to add these on as a separate service, if required.

Our RICS Building Surveys start at around £550 and are typically sent to you via email in 5 working days, after the date of the inspection.
